Is affordable Caribbean real estate an oxymoron? The rich have been buying Caribbean homes for years, but can middle-class Americans afford a holiday home in the Caribbean? Is it worth scouring ads for Caribbean homes for sale?

The answer is an emphatic yes! If you know where to look, you can find affordable Caribbean homes that will be perfect for vacations year after year!

We’ve got lists of Caribbean real estate on our website, but where should you look for the most affordable options? We know that buying a vacation home is a big commitment and we want to make sure you’re informed when you put your money down. That’s why we’ve put together this short guide to finding cheap island real estate for sale!

Ready to start preparing for years of amazing Caribbean vacations? Then keep reading and discover the best Caribbean islands to look for your second home!

Rodney Bay in St. Lucia

St. Lucia is a gorgeous island in the Lower Antilles near Barbados. Close to Charles Airport, Rodney Bay is a horseshoe-shaped bay with a man-made lagoon, perfect for incredible vacation snaps. The best part is that real estate here is cheap at just over $1800 per square meter.

St. Lucia is home to a lot of ex-pats from all over the world, including residents from the USA, Israel, Cuba, and China. This area is close to the beautiful Sulphur Springs, where tourists often take mud baths for medicinal purposes.

Near Rodney Bay, you’ll find Reduit Beach, a popular tourist attraction with long white sandy beaches, beach bars, and crystal-clear water.

If you’d like to venture to Castries, the largest city in St. Lucia, you’ll find lots of natural wonders to explore. These include the ever-popular Vigie Beach and Marigot Bay. If you’re the mountaineering type, climbing Mount Fortune gives you incredible views of Castries itself and the ocean.

St. Lucia is one of the lesser-known Caribbean islands, but it’s every bit as beautiful as its more well-known neighbors.

Cozumel, Mexico

If you’re on the lookout for affordable Caribbean real estate, the Mexican Islands are a must. You’ll find Cozumel just off the Yucatan Peninsula, with flights to some locations in the Southern USA from its airport. If you’re looking for a cheaper way to get to Cozumel, flying to Cancun and taking the ferry is recommended.

If you buy a home on Cozumel, you’ll be set for life. This incredible Island is home to affordable Caribbean homes for a wide range of budgets, as well as white sandy beaches and clear waters that are perfect for snorkeling. The island’s waters are home to a huge variety of marine life including sea turtles, eagle rays, and black-tip reef sharks.

If you love history, you’ll also love Cozumel. The island features impressively well-preserved Mayan ruins at San Gervasio, where ancient Mayan women once prayed to the fertility goddess Ix Chel.

While Cozumel is a quiet island, it’s only 40 minutes from Cancun and all the bars, clubs, and other nightlife that you could want. When you’re looking for cheap island real estate for sale, keep an eye on Cozumel!

Ambergris Caye, Belize

If you’re interested in finding a quiet island to settle down on, they don’t come much quieter than Ambergris Caye. This English-speaking island is an hour and a half from Belize City in South America and is 25 miles long and one mile wide. San Pedro is the sole town on the island, with a population of 11,000.

You can live here on around $2000 per month and affordable real estate can be found in San Pedro and outside of it in more rural areas of the caye. This is a very quiet island and not for those who want active nightlife. It is home to incredible beaches and fantastic snorkeling locations though, as well as some fantastic bars.

If you’re interested in Caribbean culture, you should also visit the Belizean Arts gallery, which plays host to art from across the Caribbean.

Playa Bonita, Dominican Republic

Are you looking for affordable Caribbean real estate that has a European flavor? Then finding real estate at Playa Bonita is a fantastic option! Price per square meter of real estate costs around $2000 here and it’s home to ex-pats from France and Spain.

When you walk to the beach, you’ll walk past pastel homes and sailings boats, and you can sample fantastic European delicacies in one of the town’s bakeries. A very quiet location, the town is around three hours from the capital of Santa Domingo, the destination for flights from all over the world.

The town is perfect for older buyers, with middle-aged people one of the main ex-pat groups in this area of the country.

St. John, US Virgin Islands

Do you want to find affordable Caribbean real estate that won’t require you to get a passport? Then St. John is the perfect location for you. Real estate costs around $3,000 per square meter here.

If you’re looking for a dream villa, finding one near Trunk Bay is your best bet. This bay is home to leatherback turtles and an incredible coral reef. If you’re a fan of hiking, then you need to head to Reef Bay Trail, which wanders lazily through forests, plantation ruins, and stone carvings left by the Taino people.

The US Virgin Islands are one of the best locations in the Caribbean and if you’re an American citizen, it’s one of the easiest places to buy affordable Caribbean homes.

If you’re ready to find affordable Caribbean real estate and have the finances to do so, take a look at our site! We’ve got listings for properties across the Caribbean for a wide range of budgets.
